Having appropriate legal representation is critical when buying or selling real estate. As an attorney, my goal is to protect your rights and make sure there are no surprises. It begins with properly reviewing, negotiating and drafting an agreement of sale. All too often legal issues arise because one party or the other did not fully understand his obligations and the agreement of sale did not include the necessary terms. This is when litigation can arise.
Real Estate Tax Appeals
Real estate taxes are made up of two parts: the assessment and the tax rate. As an attorney experienced in handling tax appeals, I handle all the necessary litigation in reducing the assessment. I review each and every prospective appeal at no cost before filing. I start with analyzing the fair market value of the property. If after a review, I feel an appeal is warranted or worthwhile, I file the appeal on behalf of the owner. I also utilize expert appraisers, when necessary. It is important to understand that the taxpayer bears the burden of demonstrating the assessment is incorrect. There is a presumption of correctness with every assessment, which must be overcome by the taxpayer.
